RENTAL AGREEMENT ACCEPTANCE - Please read Short term rental agreement carefully and by making reservation you are agree to accept and honor this agreement. Without this signed agreement assess to the Complimentary Golf Cart and Bikes will be denied. ⭐ SAMPLE - RENTAL AGREEMENT – THE CALI BEA This Short-Term Rental Agreement (the “Agreement”) is made by and between Craig Rabidoux (The Cali Bea LLC/The Cali Bea), “Owner “of The Cali Bea, and GUEST, (“Guest”) as of the electronic acceptance date of this booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:‏ 1.‏ Property. The property is furnished and includes household appliances, furnishings, decorations, artwork, linens, towels, kitchenware, arcade games, audio/video equipment and personal property‏‏.‏ 2.‏Term of the Lease. The rental period begins at 4pm on the dates in the reservation and will end at 10am, on the check-out date. Check in time is 4pm and check out time is 10am.‏ 3.‏ Rental Rules: Guest agrees to abide by the Rental Rules attached as Addendum A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Golf Cart/Bicycle: Guest agrees to abide by the Golf Cart/bicycle Rules and Waiver attached as Addendum B at all times while at the property and shall cause all members of the rental party and anyone else Guest permits to use Golf Cart and/or Bicycles to abide by the attached rules at all times. Should Guest violate these rules, Owner reserves the right to cancel this rental immediately with no refund due to Guest.‏ 5. ‏Access: ‏‏Guest‏‏ shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.‏ 6.‏ Rental Rate and Fees: The rental rate shall be as stated ‏‏on the booking‏‏ platform.‏ 7.‏ Security Deposit: If requested, Guest shall deposit a security deposit per the terms of booking platform for any damages to the property. The security hold thru credit card is not a charge. Said security deposit shall be returned to Guest after departure, less any deductions for damages. 8.‏ Condition of Property: Guest shall return the premises in the same condition as received. As a part of the rental agreement, Guest will pay a cleaning fee which includes normal “turn” cleaning. Guest agrees that they will be responsible for excessive additional cleaning if needed, and hereby agrees to have excessive cleaning deducted from their security deposit, at Owner’s sole discretion. Guest also agrees to leave the property in good condition with all items, furniture, etc in the same place as where they found them upon ‏‏moving‏‏ in.‏ 9. ‏Cancellation Policy: Guest‏‏ is‏‏ advised that cancellation policy shall be enforced as described on the booking platform.‏ 10. ‏No Assignment or Subletting: This Agreement shall not be assigned, nor the premises be sublet. Guest acknowledges that they will personally occupy the property for the ‏‏entire‏‏ lease or rental period and will not sublet any portion of the property. Violation of these terms shall give Owner the right to immediately evict Guest and terminate this Agreement, and Guest will forfeit any right of return of any monies paid to date including any security deposit.‏ 11. ‏Indemnification: Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury, illness, and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants.‏ ‏OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, hot tub, Golf Cart, Bikes and any and all other activities on the premises. Guest specifically accepts ALL liability for use of hot tub on the property and understands that Owner and Owner’s Agent shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said hot tub. Guest accepts said liability by voluntary use of said hot tub. ‏‏If all guests on this reservation do not personally sign this waiver of liability, then the primary renter accepts liability for all guests and hereby waives any Owner or Owner Agent liability on their behalf.‏ 12.‏ Entire Agreement: This document and any attached addenda constitute the entire agreement between the parties. The Red Tape: We want you to enjoy your time in this home but do not put our rental permit at risk or you will be prosecuted to the full extent of the law. Quiet time is 9pm-10am. ■ All guests must sign a Rental Agreement after booking. You will be sent a link to click and sign. Without a signed agreement which includes Golf Cart and Bike waivers access to the these amenities will be denied. ■ NO SMOKING! Smoking/Vaping of any type is NOT permitted anywhere ON or IN the property. Guests who violate this policy will be charged an additional $500, plus the expense of any necessary cleaning. Violations may also result in immediate eviction and forfeiture of rent. ■ All guests must be 25+ years old, for every 3 guests under 25 there must be 1 guest 25+. (Parents with children or young adults under 25 with are allowed) ■ 2 Vehicle Max in Driveway, there is first come first serve street parking. No Trailer parking allowed in NatureWalk. ■ We do not send maintenance to the property during your stay. Only after you depart. ■ Maximum Permitted Occupancy is 10. Exceeding the maximum permitted occupancy will result in a fine by both local authorities, and from the host of $250. You will also be asked to leave. ■ No late check-out or early check-in. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property. ■ NO pets are permitted at The Cali Bea at any time, not even visiting pets, inside or outside. Penalties and/or cancellation of reservation without refund will be enforced. ■ Absolutely no fires or open flames of any kind including candles. The use of a candle or any type of flame will result in a $150 fine. ■ No refunds for weather/natural disasters/power outages/other things that are beyond our control.

NatureWalk 30A is in a prime location on Hwy 395 off of 30A, next to Watercolor and Seaside and surrounded by Point Washington State Forest. Explore the endless trails by bike or on foot. NatureWalk 30A has a private path “Lilly Lane Beach Trail” to San Juan Avenue which has beach access. This path goes through the beautiful state forest which also surrounds NatureWalk 30A. Several additional beach accesses are also located along 30A within a mile. The beaches at Seaside or Watercolor, as well as Grayton Beach State Park are a short walk, bike ride or golf cart ride away. NatureWalk’s “Gathering Place” boasts a large zero-entry pool, a heated lap pool, hot tub, lounge chairs, tables and chairs, a shaded kiddie pool, hammocks, playground, outdoor kitchen with gas grills, and gas fire pit for family enjoyment. You will also find volleyball courts, pickleball courts, basketball, and another playground nearby.
